Redeveloping the Capitol Riverfront Neighborhood

The Capitol Riverfront tour showcased the neighborhood's rapid growth through residential and office construction, as well as parks, community facilities and retail offerings. Tour participants visited both Canal Park and Yards Park, saw the ongoing rebuild of the Arthur Capper HOPE VI housing complex, and visited the mixed use Yards development, discussing its relationship to Yards Park and the river.

The tour also highlighted the impact of Nationals Park and the newly emerging Ballpark District/Half Street project that will contain 3 million SF of new development that is currently underway. Topics covered included public financing and public/private partnerships, environmental sustainability through design, the DC Clean Rivers project, and the new DC United soccer stadium and its impact on the redevelopment of Buzzard Point.

The larger economic development "positioning" that has catalyzed redevelopment in the Capitol Riverfront was also be discussed.

Michael Stevens, AICP

Michael Stevens is the president of the Capitol Riverfront Business Improvement District (BID) in the SE waterfront area of Washington, D.C. — the city's fastest growing mixed-use urban neighborhood. Stevens has been involved in the economic development, urban planning, and downtown/neighborhood development fields for the majority of his 38-year career. He has participated in numerous downtown redevelopment efforts for cities such as Wichita, Kansas; Lubbock and San Antonio, Texas; Dallas; Nashville and Memphis, Tennessee; Jackson, Mississippi; and Washington, D.C. He has also served on planning advisory panels for the Urban Land Institute and the International Downtown Association for a variety of cities. His career has included positions at public sector planning agencies, nonprofit entities, and private planning firms. He holds a master's degree in urban planning/urban design from Virginia Tech and a BA in urban sociology from Millsaps College.
