Union Point was built from the inside out. Our principals spent years shaping the policies and codes that govern how communities grow — inside major public agencies, at citywide scale, on projects that set precedent.

Our zoning work reflects a hybrid approach: integrating form-based principles and design-forward standards into conventional regulatory frameworks to create codes that are locally calibrated, legally defensible, and built for implementation. We don't apply off-the-shelf solutions — we design regulatory systems that reflect how each community actually works.

We work with cities, counties, and agencies across the full spectrum of planning services: general and comprehensive plans, zoning and land use regulations, specific and neighborhood plans, design guidelines, housing policy, environmental review, and public engagement.

California compliance is embedded in everything we do. Our team has direct experience navigating the state's evolving housing mandate landscape — including SB 79 and SB 1123 — and we help communities align local codes and general plans with state law without losing the design quality and community character that matter most.
