The city’s zoning code establishes residential infill as a distinct development option (§18.25). It offers relief from some district and use-specific standards in exchange for design features that reflect the character of nearby development. Development incentives include increases in density and height and reductions in dimensional requirements, in front or street side setbacks, and minimum off-street parking requirements. Design standards address compatibility through controls related to dormers, gables, pitched roofs, parapets or cornices, bays or recesses, window patterns, materials or colors, upper story setbacks, and balconies.
