Housing Supply Planning  |  Inclusionary Housing

The district's zoning code addresses inclusionary housing (§1000 et seq.). The ordinance begins with a purpose statement. Inclusionary requirements apply to projects with 10 or more dwelling units; a list of exempted property types is provided. The code provides standards for density bonus incentives, and lists affordability requirements depending on project type. Income levels targeted are 60% of MFI for rental units and 80% of MFI for ownership units.

The code lays out purchase and tenancy regulations and development standards for inclusionary units. Compliance through off-site construction of units may be permitted. The code provides for hardship relief from inclusionary requirements.

The district’s Inclusionary Zoning Affordable Housing Program website offers additional information on the city’s program.
