Housing Supply Planning  |  Inclusionary Housing

The town's zoning code addresses inclusionary housing (§7A.4). Inclusionary provisions apply to all developments with more than five dwelling units. At least 20 percent of lots or housing units must be made affordable to low or moderate income households for 30 years. For ownership projects, 50 percent of units must be affordable to low-income households; for rental projects, all units must be affordable to low-income households. Units must be constructed, but any fractional part of the 20 percent affordability calculation may be covered by a fee in lieu paid to the town’s Affordable Housing Trust Fund.

Parking requirements may be reduced for multifamily buildings. The code provides standards for inclusionary units addressing location and appearance, size, and timing.
