Housing Supply Planning  |  Inclusionary Housing

The village's zoning code addresses inclusionary housing (§305-130). The ordinance begins with a purpose statement and list of definitions. It establishes an affordability requirement for all residential developments of five or more units. Projects with five to seven units must pay into an affordable housing fund, projects with five to nine units may create one affordable unit or pay into the housing fund, and projects with 10 or more units must offer 10 percent of units as affordable. Units must remain affordable for 50 years.

The village offers incentives for creating additional affordable housing, including waivers of land and building requirements and additional development density, as well as expedited project review. The code provides standards for unit appearance and integration, minimum floor area, and occupancy. It also addresses resale and lease renewal requirements.
